Venture RE spotted the opportunity at 1020 N Canal Street to redeveloped and create a space that could help support the ongoing revitalization of the community of Sharpsburg. Venture RE partnered with a local investor to acquire the building and develop a plan to redeveloped the property. After evaluating the restraints of the building and the needs of the community the development team decided the building would be renovated to support artist co-working studios on the 2nd and 3rd floors as well as a gallery and event space on the 1st floor. Venture RE saw the project through the planning, permitting and construction as Construction Manager and stayed on to Manage and Lease the property. The construction was completed in two phases the first of which was the 11 artist studios and podcast studio which was fully leased by the completion of construction only three months after purchase. The second phase which consisted creating a first floor gallery space and event center was completed shortly after.

 

Planning

Venture RE coordinated the hiring and management of the architects for the project and worked with them to resolve issues and apply for permitting.


Construction Management

VRE’s construction management team managed all aspect of construction from demolition to punch-list, utilizing it’s database of local subcontractors.


Management

VRE implemented a software suite that enabled flexible leasing options, bookable meeting and event spaces, tenant collaboration, and work order management all from a single tenant portal.
